What is Infill Housing?

The term ‘infill housing’ simply means housing that fits within an existing neighbourhood.

By taking advantage of existing space, infill housing can help develop a community through a number of factors, including growth, and diversification.


It can add value to communities by:

  • Capitalizing on existing infrastructure

  • Helping governments make housing more accessible and affordable

  • Adding rental and home ownership choices

  • Opening up space for new homes in a congested area

There are a number of ways that infill housing can be incorporated into a location. These include adding suites, carriage or laneway homes, replacing a single-detached home with multiple residences, and subdividing or building on an empty lot.


There are environmental benefits as well. Our infill lots have involved taking one lot with one house, and relocating or recycling the home to make way for two dwellings, all while maintaining our attention to detail and luxurious build quality.


For example, our infill housing project Beaverbrooke features custom-built homes with substantial upgrades that include: a European-styled eat-in kitchen with a huge island, quartz counters, double oven, 5-burner gas range, economical radiant heated floors throughout and 12ft vaulted ceilings in the master bedroom.


Our other infill housing project, Margate, has all of the charm of a traditional Oak Bay home, yet includes all of today’s modern luxuries. The spacious and open floor plan provides 3 bedrooms & den, 4 bathrooms, and over 2,300 square feet of finished living space.


We can’t forget to include Hewlett Estates - ideally located in South Oak Bay on a quiet and secluded no-through Street just three blocks away from the Oak Bay Village, and boasting a walk score of 78. This gated, estate-style compound is on a totally private .61 acre landscaped site and features two unique, titled residences - each consisting of five bedrooms and six bathrooms.


While the term ‘infill housing’ may not be the most digestible, it’s certainly economical, and can be extremely environmentally friendly. At Urban Core Ventures, we want to make sure you understand your options, so you can find the right fit for you and your family.
